Town Planning Committee seeking further information from Paradise Island Yacht Club developers

NASSAU, BAHAMAS — The Town Planning Committee believes additional information is required from the developers proposing the renovation and expansion of the Paradise Island Yacht Club before deciding on their application, according to its Chairman attorney Keenan Johnson.

Johnson confirmed to Eyewitness News that the committee has not reached a Decision regarding the application submitted by Hotel Consult Bahamas Limited, the developer of the expansion of the Paradise Island Yacht Club located off Paradise Island Drive. The proposed project entails a seven-story hotel/apartment building and parking spaces shared between the site and Lot 13. A hearing for the application was conducted on Monday, but as Johnson explained, no decision has been made.

"No decision has been made as yet. The committee has determined that further information is required from the applicant," he stated.

Johnson did not disclose what specific additional information was necessary, stating that it should first be provided to the applicant.

"I can say that we did listen to all the concerns raised and questions posed by those in attendance and believe that additional information needs to be provided for a thorough assessment of the application," he said.

On Monday evening, Brent Creary, Managing Architect of Archventure Ltd, and representatives of Hotel Consult Bahamas Limited made a presentation to the Town Planning Committee proposing the renovation and expansion of the Paradise Island Yacht Club. Area residents voiced concerns that the project represents overdevelopment and could impact property values and quality of life, with the developers assuring they would address these concerns.

According to Creary in a statement, "The project will revitalize a derelict site, create around 100 permanent jobs, and focus sustainability through the use of renewable energy and modern building materials and techniques."

Paradise Yacht Club will introduce 101 units to the waterfront area overlooking Nassau Harbor. The project by developer HotelConsult Bahamas Ltd. aims to transform the neglected site and contribute significantly to the local economy. Around 100 construction jobs will be created during the development phase and 100 permanent jobs upon the hotel's opening. 

"The Paradise Yacht Club project represents more than just a development; it is part of a vision for a sustainable future," said Joshua Brooks, a representative of HotelConsult Bahamas Ltd. "We're proud to breathe new life into this site, transforming it into a vibrant destination that not only provides employment opportunities but also respects the environment." 

He said the project will use modern building techniques and materials that ensure minimal harmful effects on surrounding ecosystems and will aim to generate more than 30 percent of its power through renewable energy. 

"Our sustainability efforts include the use of low U-value insulation and glazing; a passive design to minimize solar gain; using the direct power of the sun for water heating; a waste recycling program with on-island partners; rainwater harvesting from the roof; a compost program; recycling of grey water for landscaping; and a commitment to support local farming partners," Brooks said. 

Situated on the former Paradise Harbor Club and Columbus Tavern site, the project will feature a seven-story main building with a footprint of approximately 19,000 square feet. The 101 units range from approximately 370 to over 1,000 square feet, each boasting a balcony with picturesque harbor views. Additionally, the ground floor will host amenities such as a restaurant and retail areas, along with an outdoor gym and swimming pool.

Brooks added, "Our goal is to create a boutique hotel with a charming restaurant that captures the essence of Bahamian hospitality... Paradise Yacht Club will provide a memorable experience for the local community and tourists and also serve as a source of pride for the community."
