An amortization schedule reveals the specific dollar amount put towards interest, as well as the specific put towards the Principal balance, with each payment. Initially, a large portion of each payment is devoted to interest. As the loan matures, larger portions go towards paying down the principal. The first payment is assumed to take place one full payment period [one month] after the loan was taken out, not on the first day of the loan. The last payment completely pays off the remainder of the loan, often the last payment will be a slightly different amount than all earlier payments. In addition to breaking down each payment into interest and principal portions, the amortization schedule also reveals interest-paid-to-date, principal-paid-to-date, and the remaining principal balance on each payment date.

There are a few crucial points worth noting when obtaining a mortgage for a home with an amortized loan. First, there is substantial allocation of the monthly payments toward the interest, especially during the first years of the mortgage. You will notice that the first payment allocates about 90% of the total payment towards interest and only about 10% toward the principal balance. Not until much later payments into the loan does the payment allocation towards principal and interest even out and subsequently tip the majority of the monthly payment toward Principal balance pay down.

John Christie was born on November 10, 1963. He attended St. Andrew's School in Nassau and later The Millfield School in Somerset, England, where he received his "O" and "A" Level exams. In 1987 he graduated with a B. A. in Music and Social Science from Hampshire College in Amherst, Massachusetts. After graduation, John spent six years living in Northampton and Boston, running a small moving business and pursuing a career in music where he was the lead for a successful band, "The Floating Boats", that performed throughout the northeastern United States.

In 1993 he returned to The Bahamas to join H. G. Christie Ltd., where his father, Peter, is President. The first task that John set himself was to update all technology being used by the firm. An early believer in the power of the Internet, he then spearheaded the creation of a website for the company and, in 1995, H. G. Christie Ltd. became the first local real estate firm to go online. For many years, this site was the only one of its kind to be interactive, allowing users to search through the company's extensive portfolio of properties.

Today, www.hgchristie.com -- which has more than 2,400 listings and is updated daily -- has become a crucial component of the firm's business. In 2003, the site swept the First Annual Bahamas Web Awards, taking home the coveted Best of The Bahamas Award, the Best Programmer Award, and the Judges top prize in the Non-Tourism category.

John is currently overseeing HGChristie's continuing expansion in the Out Islands of The Bahamas, which his great uncle -- the founder of the company, Sir Harold George Christie, K.T., C.B.E. -- did so much to promote during his lifetime. John is a fully licensed real estate broker and has served as Director of the Bahamas Real Estate Association (BREA), where he continues to take professional courses.
