Computitle Limited was incorporated as a Bahamian Company on January 9th, 1987. The company holds a Business License which describes the nature of our business as Land Titles Research Services, and additionally is licensed with the Insurance Commission of The Bahamas as an insurance agency offering Land Title Insurance. The office is located in the Old Parliament Hotel , Second Floor, Parliament Street, Nassau, Bahamas.

A listing and description of the reports that we currently have to offer are as follows:

1. Recorded Title Particulars Report (RTP): A detailed listing of all entries in the chain of title commencing with a deed on record for thirty years or more, a Crown Grant or a Certificate of Title issued by the Supreme Court. This includes the results of any cause list or company register search for entries in the names of owners in the chain of title during the appropriate period.

2. Chain of Title Report (CTR): All the information detailed in an RTP (see above) with the exception of any cause list or company search result.

3. Ownership & Encumbrance Report (O&E): Name(s) of owner(s) of record for specific lot(s) in a planned subdivision or specific Condominium unit; Address of the owner of record contained in the granting conveyance; any encumbrances appearing of record in the name of the owner of record; The name of the attorney who lodged the granting document; The date of the last granting document of record, the recording date, the consideration paid and the volume and pages where the document is recorded.

4. Named Party Search Report (NPS): Detailed listing of all recorded real property transactions involving a named party during the period of time requested (of particular value to litigators and/or judgment creditors).

5. Cause List Report (CLR): A list of court actions/cases that mention the named individuals or companies for which search is requested (full particulars on each action can be provided as well).

6. Company Search Report (CS): The company number, date of incorporation, capital of the company, registered office, members of the company, officers and directors, and means of company document authentication.

7. Special Report (SR): Reports concerning virtually any information requested that is contained within the microfilmed and other accessible records of the Registrar General. In addition to any matter requested, the Special Report will include the locality or description of the property, the grantee, grantor, type of document, document date, and the volume and pages where the documents are recorded.

8. Comparable Sales Report (CSR): Shows reported consideration for up to the last ten conveyances/mortgaged in a given subdivision by block and lot or condominium by building or phase.

9. Document Copies: Copies of any microfilmed recorded document or copies of digital images available from the web-based system.

10. Probate Registry Search: A search of the probate registry to confirm issuance and recording of probate.

We have also developed subsidiary business in Title Insurance, and have been issued registration under the Insurance Commission of The Bahamas under the name Computitle Insurance Agents Limited. Unlike other types of insurance, which protect a policyholder against loss from some future occurrence (such as a fire or auto accident insurance), title insurance, in effect, protects a policyholder against loss from some occurrence that has already happened, such as a forged deed somewhere in the chain of title. Title indemnity is made as of a specific date, which is usually the date of completion. A one-time premium is paid, and coverage continues until the loan is paid, in the case of a lender policy; and until the property is conveyed to a new owner, in the case of an owner’s policy. Coverage is thus limited to the tenure of the named insured, and does not automatically extend to future owners.

Owing to the pandemic, since the end of March 2020, we have been largely working remotely, with Management staff supervising the office on a rotational basis and other staff working when appointments with the Government Registries can be confirmed. We are replying to messages and phone calls and can be reached via either method.
