Rollie's Estate, 21 Meadow Lane
This charming Beach Cottage Estate enjoys over 2 acres of lushly landscaped grounds boasting dozens of coconut palms and vast salt-tolerant lawns. The main house, built in 1992, has the kitchen, bath and living on the raised first floor with a large covered ocean porch for basking in the views and ocean breezes.
The uppermost floor features the large master suite with bathroom and private screened balcony seen through a bank of glass doors. This is the perfect spot for sunrise coffee. Attached by decks is "The Rock House' built by hand in the early 80's out of native stone and mortar.
The walls of "The Rock House" are 18" thick in some places. The original intent of "The Rock House" was to be an artist gallery and would make a wonderful studio or formal eccentric dining room or maybe a congregation space for large family gatherings. "The Rock House" floorplan includes the gallery space, 1 bedroom and a full bathroom on the lower level while the upper level has a single bedroom with amazing views.
The property has a very basic solar system for electricity. There is a 20,000 gallon water storage tank for water supply. Extras include the 12'x12' storage shed, large clearing for boats, vehicles or toys, new tankless water heater, new kitchen stove and private deeded mooring in the Harbour.
The area of Little Harbour is a renowned destination for those who love the sea and the artistically inclined. The Johnston family has operated a sculpture foundry and workshop here for generations. When there is no serious art production going on, locals gather at the watering hole Pete's Pub for freshly caught seafood. Limited to residential use but otherwise the land has few restrictions.
The 88,740 sq. ft. lot has excellent elevations up to 30 feet. The artistic settlement of around 50 homes is completely sustainable and off grid. It is 30 minutes to Marsh Harbour International Airport, Little Harbour feels like the true relaxing and inviting Out-Islands but is very easy to get to.
Abaco is served with multiple direct flights between Southeastern US and Marsh Harbour International Airport daily.

Real Estate Agent : Dwayne Wallas
- Dwayne Wallas
Dwayne was born in Eastbourne on the southern coast of England, but he grew up in Nassau from the age of two. After graduating from high school in Nassau at St. Andrews School in 1995, he majored in the physical sciences, attending Goddard College in Vermont and graduating from Hampshire College in Amherst, Massachusetts in 2001 with his Bachelor of Arts degree. The title of his college thesis, "A Mechanical Analysis of a Movement in Rock Climbing" alludes to his appreciation for the outdoors and the environment. After spending a few years in the graphic arts profession, Dwayne joined the family business in 2003 at the age of 25. With a focus in the appraisal discipline, and also providing professional services in sales, he continues the tradition started by his great grand-uncle and the founder of the company, Sir Harold George Christie, K.T., C.B.E., in 1922. Dwayne's major interest in life involves sails ranging from little remote control sailboats up to PHRF "Big boat" racing. He has represented the Bahamas on the international level in the Snipe class and is still an avid sailor, a trait he inherited from his grandfather, Peter Christie. Other pursuits include cycling (on and off-road), rock climbing, carpentry, photography, fishing and traveling. His travels within the Bahamas include the Abaco mainland and cays, Andros, Eleuthera, Harbour Island, Spanish Wells, Cat Island, Inagua, San Salvador, Great Exuma and much of the Exuma Cays chain, North and South Bimini, and Rum Cay. Dwayne maintains that the most unique place he has visited in the Bahamas is Conception Island, one of our unknown national marine parks. Dwayne lives in Marsh Harbour and is a real estate professional serving all of the Abacos. Visit Dwayne's Abaco Real Estate blog at http://MyAbacoBlog.com
