The Bahamas Family Islands are often rightfully referred to as the “Real Bahamas”, due to the unspoiled air, land & sea combined with the culture and friendliness of the residents.

Preserving these sensitive natural resources while lifting up the Out Island settlements is a delicate balancing act - one which Nick Cripps & his wife Manette Poitier Cripps have proven possible & are leading the way on Cat Island with the very first sustainable development community.

Located on one of the highest residential elevations in the Bahamas, just a few miles from Arthur’s Town Airport, Hill Top Village (HTV) is one of the only subdivisions in the Bahamas powered strictly from renewable energy sources.

The Cripps’ have lived on Solar power & Rainwater catchment for over 16 years; adding wind power to the mix a few years ago. Grey water is naturally filtered and used for growing food. They currently have 2 houses in HTV “Top a da Hill” (their residence) and “Casa Loma”, currently available to guests.

“When we began thinking of a community on our 50 acres we required respect of the land and the environment. We knew it would attract like-minded people who desire to make Hill Top Village & Cat Island their home.” (Nick Cripps)

The common practice of dividing the land into as many tiny lots as the law allows was never a consideration.

“We chose quality of life & sustainability over all other factors”. (Nick Cripps) All of the 25 parcels on Hill Top Village are nearly an acre and larger. In addition, thirteen shared acres comprise a Community Garden, Forest and shared Workshop.

Parcels are priced at a fraction of pricing on other Family Islands. The purchase agreements detail, what are often called protective covenants, ensure that the Cripps’ vision for Hill Top Village remains intact for future generations. In addition, this ensures each homesite can enjoy the panoramic views.

“What is built here will remain part of this island. As stewards of this beautiful land, we are obligated to ensure the respect for sustainability remains.”

“Renewable resources are right in front of us. We have sun, we have wind, we have rain and we have proven, in our own homes, how easy it is to utilize these resources. Neither the environment nor quality of life is compromised – in fact they are elevated.” (Manette Poitier Cripps)
