We have defined our business as a type of owner financing used to purchase real estate which is secured by a contract to buy with an extended closing date three to five years into the future. During the term of the contract, the prospective buyers are required to pay monthly rent to the owner, with a portion of the monthly payment being applied to the purchase price at a later date. At the end of the contract,the Lessee(buyer) has the option to pay the remaining balance owed with a mortgage or to terminate the agreement without any penalties.
