Property Information
Description
This one-of-a-kind 228 acre tract of land is situated on the highest point in all of the island of Abaco. It offers a wonderful development opportunity and is located only 6 miles north of Marsh Harbour, the ever-expanding hub of Abaco.
The property extends from coast to coast and its attributes include extensive shoreline frontage on the beautiful Sea of Abaco, with a sloping topography of up to 120 ft. elevations that deliver spectacular 360 degree views. The Abaco cays and other popular island destinations can be seen in the distance from Summit Point, including the new $500 million Guana Cay mega project, Baker's Bay Golf and Ocean Club. This extraordinary property has almost 6,000 feet of water frontage on the Sea of Abaco, which includes pockets of white sandy beach and gin-clear water. Fiber optic cable and high-tension electrical poles are located on the highway. Fresh water lenses are also accessible in close proximity.
This is an ideal open zoning site which has been master-planned as a mixed-use marina development (cost analysis available) that would incorporate a marina, boutique hotel, condos and residential home sites. Or the property can be divided into smaller sections (10 acres minimum along the waterfront or highway with price adjustments applicable) and be developed with endless possibilities.
The Marsh Harbour International Airport is only 6 miles from the site and Treasure Cay Airport is 12 miles to the north. Marsh Harbour is the fastest growing city in the Bahamas other than Nassau (the capital) and this tract of land lies just on its periphery, with the highest elevations in the Abacos and viable marina potential.
Abaco debuted last year on Travel & Leisure's prestigious 'World's Best' list, placing 2nd in the Best Islands in the Caribbean category. Abaco is an island archipelago situated in Northeast Bahamas, 180 miles from Florida. Great Abaco is the third largest island in the Bahamas, with the largest second-home market in the country. Long considered the sailing capital of the Caribbean, Abaco is most recognized for its beautiful waters and the charming marina culture that has emerged to enjoy them.
Abaco has the fastest growing economy in the Bahamas other than the capital island of New Providence (Nassau), with the second highest number of visitor arrivals. The population has increased a remarkable 21% since 2000, more than any other island. The government of the Bahamas, recognizing the tremendous growth potential in Abaco, has invested heavily over the last two years: a new $100 million electrical plant was recently completed; a $27 million new airport terminal and tower with a 6,100 foot runway is currently under construction; a new $20 million Government Administration Building that will also include a new fire and police station is nearing completion; a new $41 million dollar port facility to accommodate additional shipping was recently approved for development, and a new hospital will also begin construction this summer.
